Wood Destroying Insect Inspections (termite), are bundled in at no additional charge.

What payment methods does JLC Home Inspections offer?

*A Credit Card processing fee of $9.95 will be added onto the invoice total and charged for all credit card payments.  Payment is due at the time of the inspection.

Keep this in mind when researching home inspection pricing:

We talk to people all day long on the phone and out at inspections. As a result, we price our inspections and apply package pricing to keep our prices low, to ensure you get the best home inspection and tools for your money.

Buyers: “What’s your price? I’ve been on the phone calling different inspectors”

If you get a price that is substantially lower than other inspectors in the area, we just urge you to be cautious.  Why?  A home inspection has standards, guidelines and necessary equipment as well as insurance to navigate.  Not only that, but an inspector should take an ample amount of time to go over your largest investment AND write your report.  If an inspector is coming in with a much lower price, do they have the experience? Are they experienced or new to the industry / slower business and looking for their start or to gain some inspections, so they charge significantly less? Do they have the newest technology and tools to provide you with the most thorough and informative report? 

Sacrificing quality during the home inspection, one of the most crucial points of a real estate investment is not advised.  We have heard repeatedly that during the time when they were shopping for an inspector, they went with a lower priced company (and I mean $25 less) and regretted it because they received a lesser quality report that they couldn’t understand and lacked the details and easy to read layout that our HomeGauge reports provide.  Ask, how long will the inspection take.  30 minutes is NOT sufficient time from arrival to exit. 

Are you booking just off the question, what is your home inspection pricing?

You should be asking them and yourself, more than that 1 question.

*Is the website antiquated or do they have a website?

*Do they have reviews? Are those reviews the same last name as the inspector?

*Are they busy with a book of referrals or are they just simply available when you need them in a rush?

*Are they a Certified Master Inspector? Or have they had their license for a month?

*Are they qualified professionals with training to offer additional services or did they take a class online?

*Do they have capabilities of doing a roof inspection if it is not walkable? We have a drone for that. Don’t accept the answer to: “How will you inspect the roof?” as: “I’ll view it through my binoculars from across the street.”  With today’s technology, that is a ridiculous statement!

*How long does the report take to produce and receive? We turn it around within 24 hours of inspection ending.

*Does the report contain color photos and typed information in an easy to follow format? We have seen hand written checklists with limited to no information / no photos from other companies.

Somebody came across recently, told me their story, which I confirmed. When he was buying a house he did just what most people do.  He called and asked, what is your price? He got a quote and said, oh well we went with this guy, he was the cheapest by $20. He didn’t look at reviews, websites, ask questions, he just went on a referral.  What could be so different? $20 is $20 for me to keep vs. giving it to somebody else. I have enough expenses buying the house.  The inspector did not walk the roof and did not have a drone, therefore, he was unable to note the numerous damaged areas. He viewed it from across the street, with binoculars. As a result, they were unaware of some items. Shortly after they moved in, about 2 months after their inspection, they had a hole in the ceiling of the master bedroom.   He had 2 Google Reviews online at the time. Ask more than that 1 question!
