Radon MYTH: Radon Does NOT Exist in Ocean County:
The statement that radon does not exist is 100% FALSE. Radon, if you were to look at a map of NJ, has a lower likelihood (per EPA collected data based on test results) of testing in a range where mitigation is suggested in most of Ocean County, however, it does not say it doesn’t exist. Barnegat, Stafford and Little Egg Harbor in southern ocean county has a higher likelihood! People have been trained to not test here in Ocean County, however, as more people are migrating from areas where radon is present, the testing demand has increased. With more testing being conducted, we are seeing more homes requiring mitigation. We have taken results of the past 3 months worth (calculated November 2019), of our testing conducted and 22% of tests that we performed in Ocean County, were in the range for mitigation.
We have had phone calls from agents who wanted us to conduct a test for a transaction, because they simply did not believe the results of the buyers inspector. We have had calls from sellers who refused to believe radon mitigation was required. We have heard from buyers that their agent / attorney has told them they don’t need to test (yes, you read that correctly). We have heard another inspector talked a buyer out of a radon test (7 houses on the street needed mitigation).
What are we suggesting? Don’t be so quick to say no if asked if you would like to do a radon test simply because you think that it doesn’t exist. If you are going to opt out of the radon test, please do it for another reason.
